BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL APPROVING
A CONDITIONAL USE PERMIT TO ALLOW CELLULAR
ANTENNAS AND GROUND-MOUNTED EQUIPMENT ON
PROPERTY LOCATED AT 176 GlLMAN AVENUE IN A
PD (PLANNED DEVELOPMENT) ZONING DISTRICT.
APPLICATION OF MS. PATTY MEJIA, ON BEHALF OF
SPRINT SPECTRUM. UP 96-08.
After notification and public heating, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the heating was closed.
At~er due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application UP 96-08:
The antenna facilities are permitted under the PD (Planned Development) Zoning
District subject to approval of a Conditional Use Permit.
The project is compatible with existing building and site, subject to the Conditions
of Approval.
The Conditions of Approval will enhance the site and provide compatibility of the
proposed use with the existing area.
The placement of the antennas along the northerly portion of the btfilding will have
limited visibility from public views subject to the Conditions of Approval.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
The proposed project is consistent with the General Plan and the local zoning
ordinance, and;
The proposed project as conditioned will aid in the harmonious development of the
immediate area;
The establishment, maintenance or operation of the use applied for will not be
detrimental to the health, safety, peace, morals, comfort, or general welfare of
persons residing or working in the neighborhood of such proposed use, or be
detrimental or injurious to property and improvements in the neighborhood or to
the general welfare of the City.

The proposed site is of adequate shape and size to accommodate the yards, walls,
fences, screening, landscaping and other development features required in order to
integrate said use with uses in the surrounding area. The site will be maintained in
accordance with City laws and development standards.
Further, the applicants are notified as part of this application that they are required to
comply with all applicable Codes and Ordinances of the City of Campbell and the State of
California which pertain to this application and are not herein specified. And, that this
approval is granted subject to the following Conditions of Approval.
Approved Use: The approval is granted for a Use Permit allowing the installation
of two cellular antenna facilities on property located at 176 Gilman Avenue.
Project approval shall substantially with project plans prepared by Ehrlick
Rominger dated July 29, 1996, except as modified herein in the Conditions of
Approval.
Project Design: The facility shall consist of two roof-mounted antennas that shall
be placed along the northerly side of the building, adjacent to a parapet wall. The
ground-mounted equipment shall be located per the site plan, approximately 25 feet
behind the antenna facilities.
Permits: Applicant shall obtain any permits deemed necessary by the Building
Official or the Uniform Building Code.
Development Approval Expiration: The Use Permit approval (UP 96-08) for this
project is valid for a period of one year bom the Planning Commission approval.
All conditions of approval specified herein must be completed within one year from
the date of approval or the Use Permit shall be void.
Mechanical Equipment: All ground-level equipment storage buildings shall be
screened with landscaping located at the rear property line or on the Los Gatos
Creek Trail. Landscaping shah be provided on the landscaping plan submitted for
the entire property area along the Los Gatos Creek Trail.
Outdoor Storage Yard: The property owner or agent shall file a use permit
application for an outdoor storage yard or remove ah the materials from the rear
portion of the property prior to the installation of the antennas facilities. Parking
shah be provided accordingly and shah meet parking standards of Section
21.50.030.

Landscaping Plan: The applicant shall submit four (4) sets of landscaping plans
indicating 15-gallon redwood trees in the landscaping areas adjacent to the rear
property line or along the Los Gatos Creek Trail to screen the antennas t~om public
view. The location of the trees shall be based upon site line views provided through
photographs in all areas that provide visibility of the antennas. Landscaping and
irrigation shall also be provided in the planter area adjacent to the northern property
line and shall consist of ground cover, a trellis with vines and/or trees. The
planting details and irrigation system shall be submitted to the Community
Development Department for review and approval prior to issuance of building
permits.
