BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL GRANTING
A SITE AND ARCHITECTURAL APPROVAL TO ALLOW
A NEW SINGLE FAMILY DWELLING TO BE LOCATED
AT 1186 HARRIET AVENUE IN AN R-l-9 (SINGLE
FAMILY RESIDENTIAL ZONING DISTRICT.
APPLICATION OF MR.BRUCE BOWEN. FILE NO. S 96-13.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the heating was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application S 96-13:
1. The proposed dwelling is well designed and is architecturally compatible with the
surrounding area by featuring architectural enhancements such as a porch element
and decorative windows styles.
2. The proposed project meets the development standards of the R-l-9 Zoning
District and the San Tomas Area Neighborhood Plan.
3. The development of the property will result in a density of 2.85 units per gross
acre which is consistent with the General Plan density of less than 4.5 units per
gross acre shown for this area.
4. The retention of the oak tree will contribute to the quality of the development and
enhance the neighborhood.
5. The siting of the structure on the property to better feature the oak tree will
enhance its visibility and provide more open space for the tree to thrive.
Based upon the foregoing findings of fact, the Planning Commission further finds and
concludes that:
1. The proposed project is consistent with the General Plan and zoning, and
2. The proposed project will aid in the harmonious development of the immediate
area.
Further, the applicants are notified as part of this application that they are required to
comply with all applicable Codes and Ordinances of the City of Campbell and the State
of California which pertain to this application and are not herein specified. And, that this
approval is granted subject to the following Conditions of Approval.

Approved Project: Approval is granted for a Site and Architectural Review
Permit allowing a new single family residence on property located at 1186 Harriet
Avenue. Project approval shall substantially comply with project plans prepared
by Chris Spaulding dated 10/9/96, except as modified by the Conditions of
Approval herein.
Landscaping: Submit a landscaping plan indicating a total of five trees in
accordance with the STANP to the Community Development Department prior to
issuance of building permits.
Sewer Clean Out and Water Meter: The sewer clean out and water meter shall be
installed back of property line on private property.
Storm Drain Area Fee: Prior to issuance of building permits, pay a storm
drainage area fee of $2,000 per acre.
Tree Protection: A tree protection plan prepared by a licensed arborist shall be
submitted to the Planning Division providing tree protection measures during all
phases of demolition, grading and construction.
Encroachment Permit: Prior to issuance of building permits, the existing
Encroachment Permit No. 96-15 for street improvements related to Tract No.
8846 shall be amended to include the new driveway access from Littleton Place.
The proposed driveway approach from Harriet Avenue to the existing house as
shown on the existing encroachment permit improvement plan shall be deleted
and standard street improvement installed.
Development Approval Expiration: The Site and Architectural approval for this
project is valid for a period of one year from the Planning Commission approval
and expires on November 26, 1997.
Grading and Drainage Plan: The building Division shall determine if a grading
and drainage plan is required.
