BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL GRANTING
A SITE AND ARCHITECTURAL APPROVAL TO ALLOW
BUILDING AND SITE MODIFICATIONS ON PROPERTY
LOCATED AT 1875 S. BASCOM AVENUE IN A C-2-S
(GENERAL COMMERCIAL) ZONING DISTRICT.
APPLICATION OF BLUE CHALK CAFI~ CORP. FILE NO.
S 96-14.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the heating was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application S 96-14:
1. The proposed use is consistent with the General Plan and Zoning designations which
indicate a commercial land use for this property.
2. The proposed parking, loading and circulation with the recommended conditions of
approval results in a project which integrates the proposed uses on site.
3. Adequate on site parking and circulation has been provided for the proposed project
and the commercial, office and retail uses on site.
4. The proposed site and building design modifications are compatible with uses on site,
the immediate area and the overall design of the Pruneyard Shopping Center.
Based on the foregoing findings of fact, the Planning Commission further finds and
concludes that:
The design of the proposed project will aid in the enhancement and the harmonious
development of the Pruneyard Shopping Center and the immediate area. The
establishment, maintenance, or operation of the use will not be detrimental to the
public health, safety, peace, morals, comfort or general welfare of persons residing or
working in the neighborhood of such proposed use.
2. The proposed site is adequate in size and shape to accommodate the proposed use and
site improvements to allow outdoor seating.
3. The proposed site and building designs, as revised, will not be inconsistent with
buildings on site.

The applicant is hereby notified, as part of this application, that he/she is required to
meet the following conditions is in accordance with the ordinance of the City of
Campbell and the State of California. Additionally, the applicant is hereby notified that
he/she is required to comply with all applicable Codes or Ordinances of the City of
Campbell and the State of California that pertain to this development and are not herein
specified:
APPROVED PROJECT
1.
Site and Architectural Permit. The applicant, all site plans and all tenant
improvements shall substantially comply with the Planning Commission approval.
Said approval is subject to the plans prepared for Left at Albuquerque restaurant dated
October 31, 1996, for a Site and Architectural permit to allow site and building
modifications and is inclusive of all architectural building details. This site approval
does not include approval for any signs.
2. Building Colors. The building colors of the proposed restaurant shall be consistent
with the established building colors of the Pruneyard Shopping Center.
3. Building Permits. The applicant shall obtain all necessary Building or Electrical
permits prior to establishment of the restaurant use.
Pedestrian Access. The site plan shall be revised to show the location and type of
pedestrian access to be provided on the north side of the building for safe pedestrian
access and connection to the western portion of the center and site. Revised plans
shall be submitted to the Community Development Department for review and
approval prior to issuance of Building Permits.
Patio Area Landscaping. The applicant shall install vines and shrubs along the trellis
surrounding the outdoor seating area. Two (2) patio trees will also be installed in this
area.
6. Lighting. All exterior lighting shall be directed downward and shall not produce
glare to adjacent uses or properties.
Signs. The applicant shall submit a sign permit application, consistent with the sign
ordinance, to the Community Development Department for review and approval prior
to installation of any signs. An exception to the sign ordinance must be approved by
the Planning Commission.

Parking and Loading. The applicant shall indicate on Building Permit plans the
proposed location(S) where unloading of supplies will occur. The applicant may be
required to provide a parking study to the City to demonstrate that available parking
in the immediate vicinity is adequate after the use has been in operation or it is
warranted.
