PC Res 2972RESOLUTION NO. 2972
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL
OF A GENERAL PLAN AMENDMENT TO CHANGE THE
LAND USE DESIGNATION ON APPROXIMATELY THREE
ACRES ALONG THE EASTERN PORTION OF 1522 McCOY
AVENUE FROM PUBLIC/SEMI PUBLIC TO LOW DENSITY
RESIDENTIAL (LESS THAN SIX UNITS PER GROSS ACRE).
FILE NO. GP 95-02.
After notification and public hearing as specified by law on the application for
approval of a General Plan Amendment to change the Land Use Designation
from Public/Semi-Public to Low Density Residential on property located at 1522
McCoy Avenue and, after presentation by the Planning Staff, proponents and
opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
finds as follows with regard to Application No. GP 95-02:
The proposed general plan designation of Low Density Residential (less
than six units per gross acre) complies the criteria contained in the San
Tomas Area Neighborhood Plan for General Plan Amendments.
2. The proposed general plan designation is compatible with surrounding land
uses.
3. The existing circulation system is compatible and adequate to serve the site.
4. The City of Campbell has prepared an Initial Study for the project in order to
determine if the project would have a significant environmental impact.
No substantial evidence has been presented which shows that the project,
subject to conditions of approval, will have a significant negative impact on
the environment.
Based upon the foregoing findings of fact, the Planning Commission concludes
that:
The proposed General Plan amendment clearly will result in a more
desirable use of land than would be possible under any other general plan
designation.
The proposed General Plan amendment will aid in the harmonious
development of the immediate area.
The proposed General Plan amendment will not be detrimental to the
health, safety or welfare of the neighborhood or the City as a whole.
