BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A
ZONE CHANGE ON APPROXIMATELY THREE ACRES ALONG
THE EASTERN PORTION OF 1522 McCOY AVENUE FROM PF
(PUBLIC FACILITIES) TO R-l-6 (SINGLE FAMILY RESIDENTIAL).
FILE NO. ZC 95-02.
After notification and public hearing as specified by law on the application of Santa
Clara Development for approval of a Zone Change on approximately three acres
along the eastern portion of 1522 McCoy Avenue and after presentation by the
Planning Staff, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission finds as
follows with regard to Application No. ZC 95-02:
1. The proposed zoning designation of R-1 complies with the criteria contained in
the San Tomas Area Neighborhood Plan for General Plan Amendments.
2. The proposed zonifig designation is compatible with surrounding land uses.
3. The City of Campbell has prepared an Initial Study for the project in order to
determine if the project would have a significant environmental impact.

No substantial evidence has been presented which shows that the project, subject
to conditions of approval, will have a significant negative impact on the
environment.
Based upon the foregoing findings of fact, the Planning Commission concludes that:
1. The proposed zone change dearly will result in a more desirable use of land than
would be possible under any other zoning designation.
2. The proposed zone change will aid in the harmonious development of the
immediate area.
3. The proposed zone change will not be detrimental to the health, safety or welfare
of the neighborhood or .the City as a whole.
The proposed project with the conditions and mitigation measures imposed, will
not have a significant adverse impact on the environment and a Mitigated
Negative Declaration has been prepared for the project.
