PC Res 2987RESOLUTION NO. 2987 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL GRANTING A SITE AND ARCHITECTURAL APPROVAL FOR PROPERTY LOCATED AT 90 E. LATIMER AVENUE IN AN PF (PUBLIC FACILITIES) ZONING DISTRICT. APPLICATION MR. ALAN BURNETT, ON BEHALF OF PACIFIC TELESIS VIDEO SERVICES. FILE NO. S 95-08. After notification and Public Hearing as specified by law on the above- referenced application as per the application filed in the Planning Department and, after presentation by the Community Development Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. S 95-08: Proposed site improvements will enhance the aesthetic appearance of the building and the site, and bring the site into compliance with landscape standards for the Public Facilities zoning district. The proposed building modifications are architecturally compatible with the existing building. Based upon the foregoing findings of fact, the Planning Commission concludes that: The proposed project, subject to the conditions of approval will consistent with the general plan. The proposed project, subject to the required conditions, will aid in the harmonious development of the immediate area. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed, subject to the following Conditions of Approval: 1. Approved Use This approval is for a Use Permit to allow Pacific Telesis to occupy a building located at 90 E. Latimer Avenue. Development shall substantially comply with the project drawings for Pacific Telesis consisting of two sheets dated 6-23-95. Planning Commission Resolution No. 2987 S 95-08 - 90 E. Latimer Avenue -- Pacific Telesis Video Services Page 2 2. Landscaping Provide street trees, irrigation, and related landscape improvements in the public right-of-way. Remove portion of existing sidewalk to accommodate new tree wells. b. Trees to be planted along the southern property line and the street trees shall be a minimum of 24 inch box. All other trees shall be a minimum of 15 gallon. Co Applicant shall plant vines against the soundwall along the western portion of the site and along the new soundwall to be placed along the eastern portion of the site. A landscaping plan indicating type and size of plant material, and location of irrigation system shall be submitted to the Community Development Department for approval prior to the issuance of building permits. 3. Parapet Design Submit plans and obtain building permits for the proposed parapet. Materials and design of the parapet shall be compatible with the existing building. 4. Soundwall Design and materials for the soundwall shall match the existing soundwall along the southern and western portion of the site. Submit plans for the soundwall to the Community Development Department for approval. Obtain any necessary building permits. 5. Trash Enclosure Trash containers of a size and quantity necessary to serve the project shall be located in areas approved by the Central Fire District. Unless otherwise noted, enclosures shall consist of a concrete floor surrounded by a solid wall or fence and have self-closing doors of a size specific by the Central Fire District. All enclosures are to be constructed at grade level and have a level area adjacent to the trash enclosure area to service these containers. Planning Commission Resolution No. 2987 S 95-08 -- 90 E. Improvements Complete construction of all required on-site and off-site improvements shall be completed prior to occupancy of the building. 7. Encroachment Permit Obtain an encroachment permit, pay fees and deposits, provide bonds and insurance certificates, for all construction within the public right-of-way.
