RESOLUTION NO. 9316
BEING A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CAMPBELL, APPROVING AN ADJUSTMENT TO
PARKING REQUIREMENTS TO ALLOW THE
CONSTRUCTION OF A MIXED USE PROJECT ON
PROPERTY LOCATED AT 125 EAST CAMPBELL AVENUE
FILE NO. S 97-23/UP 97-18
After notification and public hearing as specified by law on the application for approval of a
parking adjustment as referenced in the above heading and after presentation by the Community
Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the City Council did find as follows, with
respect to File No. S 97-23/UP 97-18:
I. A Negative Declaration was granted for this project consistent with the provisions
of the California Environmental Quality Act.
2. The proposed project illustrates the provision of 50 on-site parking spaces and 12
new on-street parking spaces adjacent to the development.
3. The proposed mixed land uses of office, retail and residential uses warrant a review
of the peak parking demands for this project and the utilization of a shared parking
concept.
4. The analysis of the varied uses proposed and identified peak parking demands
results in a parking demand of 59 parking spaces for this project.
5. The proposed project, subject to the recommended conditions requires participation
in an on-street parking program and the creation of a parking management plan,
which will ensure adequate parking facilities for the proposed uses.
Based upon the foregoing findings of fact, the City Council further finds and concludes that:
I. The development and proposed land use are compatible with the General Plan of
the City and will aid in the harmonious development of the immediate area.
2. An adjustment in the parking requirement for this project is warranted due to the
mixed uses proposed.
3. The proposed development will not be detrimental to the health, safety or welfare of
the neighborhood or the City as a whole.
Based upon the above findings, the City Council approves an adjustment in required parking by
upholding the Planning Commission's recommendation as presented in Planning Commission
Resolution No. 3136.
