BEING A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF CAMPBELL APPROVING A MODIFICATION TO A
PREVIOUS APPROVAL TO ALLOW THE ESTABLISHMENT OF
A 17,000 SQUARE FOOT CHURCH USE IN A PORTION OF AN
EXISTING OFFICE BUILDING LOCATED AT 62 S. SAN TOMAS
AQUINO ROAD, IN A C-PD (CONDOMINIUM PLANNED
DEVELOPMENT / COMMERCIAL) ZONING DISTRICT.
APPLICATION OF MS. LINDA PARK, ON BEHALF OF THE
KOREAN BAPTIST CHURCH. FILE NO. M 95-09.
After notification and hearing, as per the application filed in the Planning
Department; and, after presentation by City Staff, proponents and opponents, the
hearing was closed.
After due consideration of all evidence presented, the City Council did find as
follows with respect to File No. M 95-09:
1. The proposed use is complimentary to the other office tenants and is
compatible with other uses in the general vicinity.
2. The project site is adequately improved with parking facilities, landscaping
and screening wall to accommodate the proposed use.
3. The use will operate during standard business hours similar to other uses in
the general vicinity during weekdays and between the hours of 10 a.m. and
1:30 p.m. on Sundays.
4. The utilization of shared on-site parking facilities adequately addresses the
parking demand for the existing and proposed uses.
5. The proposed church use is similar in intensity to other commercial uses
permitted within the Commercial Land Use designations of the General Plan
and will not impair the economic viability of this Commercial area.
Based upon the foregoing findings of fact, the City Council further finds and
concludes that:
1. The establishment, maintenance or operation of the use applied for will not
be detrimental to the health, safety, peace, morals, comfort, or general welfare
of persons residing or working in the neighborhood of such proposed use, or
be detrimental or injurious to property and improvements in the
neighborhood or to the general welfare of the City.

2. The proposed site is adequately served by streets of sufficient capacity to carry
the kind and quantity of traffic such use would generate.
3. The proposed site is adequately improved to accommodate the proposed
church use.
4. The proposed use is compatible with the uses in the area.
Further, the applicant is notified as part of this application that he is required to
comply with all applicable Codes and Ordinances of the City of Campbell and the
State of California that pertain to this development and are not herein specified.
Community Development Department Conditions
1. Permit Use: The use allowed consists of a church of 16/540 square feet and
general office space of 7/300 square feet as provided in the applicant' s letter
dated January 8/ 1996 and project plans dated December 15/ 1995.
2. Revised Plans: Applicant to submit revised site plans and landscape/
irrigation plans to the Community Development Director addressing the
following modifications prior to issuance of building permits:
A. Provision of a minimum 4' sidewalk from the public sidewalk to the
building entrance.
B. Provision of a landscape area and elimination of two parking spaces
along the northerly driveway and;
C. Provision of 5 handicapped parking spaces.
3. Hours of Operation:
9 a.m. to 9 p.m. (Monday through Saturday)
10:30 a.m. to 1:30 p.m. (Sundays)
4. Parking: All parking spaces to be restriped in accordance with Chapter 21.50
of the Campbell Municipal Code.
Public Works Department Conditions:
5. Existing Property Lines: Revise site plan to show existing property lines and
any existing or proposed easements. Show any existing or proposed reciprocal
ingress/ egress easements or reciprocal parking easements. If such reciprocal

easements exist, provide preliminary title report. If such reciprocal easements
are proposed, provide copy of proposed easement to City Engineer for review
prior to recordation.
6. Parking Stalls: Revise site plan to eliminate all parking stalls within 25 feet
of back of public sidewalk along San Tomas Aquino Road.
7. Site Plan: Revise site plan to show existing site drainage and existing drainage
facilities. Revise site plan to show directional arrows for traffic circulation.
Central Fire Department Conditions:
8. Interior Finish: Interior finish shall be tested to establish its flame spread
rating in accordance with Section 4202 (a).
9. Fire Alarm Systems: Existing fire alarm systems shall be maintained in
working order and, where appropriate or required, shall be modified to
conform with current requirements.
10. Fire Hydrant: Provide five year service testing and maintenance for the on-
si te fire h ydran t.
11. Knox Box (Keys): Provide a fire department key box (Knox) and appropriate
building keys.
12. Exit Signs/Emergency Lighting: Maintain existing exit signs and emergency
lighting and make repairs where required.
Building Division Conditions:
13. Safety Features: Provide one-hour (1 hour) corridor protection with twenty
minute (20 minute) doors and forty-five minute (45-minute) glazing.
14. Stairway Enclosures: Stairway enclosures must be one hour (1-hour) fire
resistive construction. (DBC 3305)
15. A-3 Occupancies: The Sanctuary and Fellowship Rooms are A-3 occupancies.
Comply with DBC, Chapter 6 in these areas.
Note: 1994 DBC will be in effect January 5, 1996.
