RESOLUTION NO. 8801
BEING A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF CAMPBELL UPHOLDING THE PLANNING COMMISSION
DECISION FOR SITE AND ARCHITECTURAL APPROVAL
ALLOWING 18,000 SQUARE FOOT BUILDING EXPANSION,
RECONFIGURATION OF THE FLOOR AREA TO CREATE
THREE TENANT SPACES AND RELATED OFF-SITE AND ON-
SITE IMPROVEMENTS ON PROPERTY LOCATED AT 525 E.
HAMILTON AVENUE IN A C-2-S (GENERAL COMMERCIAL)
ZONING DISTRICT SUBTECT TO ADDITIONAL TRAFFIC
MITIGATION MEASURES. FILE NO. S 94-09.
After notification and public hearing as specified by law on the application of
Mr. Kevin Ring, as per the application filed in the Planning Division on
December 30, 1994; and, after presentation by the Community Development
Director, proponents, and opponents, the hearing was closed.
After due consideration of all evidence presented, the City Council did find as
follows with respect to File No. S 94-09:
1. The modified traffic mitigation measures adopted herein and imposed
on this development appropriately address the concerns of the
neighborhood and the impacts to the neighborhood resulting from this
project and is roughly proportional and reasonably related in nature
and extent to the impacts of the project.
2. To affirm the findings of fact contained in Planning Commission
Resolution No. 2953 allowing approval of the project. Said approval
will result in a more desirable site layout and will not result in
detrimental effects to the general welfare of the neighborhood subject
to the Conditions of Approval.
Therefore, the CITY COUNCIL, hereby, also finds in conclusion that:
1. The establishment, maintenance, or operation of the use applied for
will not be detrimental to the health, safety, peace, morals, comfort or
general welfare of persons residing or working in the neighborhood of
such proposed use, or be detrimental or injurious to property and
improvements in the neighborhood or to the general welfare of the
City subject to implementation of all of the Conditions of Approval
adopted with this project.

Further, the applicants are notified as part of this application that they are
required to comply with all applicable Codes and Ordinances of the City of
Campbell and the State of California which pertain to this application and are
not herein specified. This approval is granted subject to the Conditions of
Approval specified in Planning Commission Resolution No. 2953. In
addition the City Council imposes the following Conditions of Approval:
1. Driveway Modification: The relocation of the northerly driveway will
require the elimination of the existing woonerf checkers. Modify the
design of the new checker so that traffic leaving the northerly driveway
will be restricted from making a right turn out of the driveway and
directed back to Hamilton A venue. In addition, a sign must be placed
at the exit of the northerly driveway prohibiting right turns. The
signing program and modified woonerf checker design are attached.
2. Signing Program: The southerly driveway will be signed to direct traffic
exiting this driveway to use Hamilton A venue. Vehicles exiting this
driveway and wishing to access Office Depot will be directed to the
northerly driveway.
3. Neighborhood Concerns: Installation of three new stop signs at the
intersection of David and Almarida per the request of the residents,
and the installation of upgraded landscaping and trees in the new
woonerf checker and maintained by the applicant with proposed
landscaping plans.
