BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A
MODIFICATION TO A PREVIOUSLY APPROVED USE PERMIT
(UP 92-19) TO GRANT A THREE YEAR EXTENSION TO
COMPLY WITH A CONDITION OF APPROVAL REQUIRING
THE INSTALLATION OF A HIP ROOF ON THE ORIGINAL
RESIDENCE (NOW SERVING AS A SECONDARY LIVING
UNIT) LOCATED AT 1273 PEGGY AVENUE IN A R-l-10
(SINGLE FAMILY RESIDENTIAL) ZONING DISTRICT,
APPLICATION OF MR. CHARLES CIZITING. FILE NO. M 93-14
(UP 92-19).
After notification and Hearing on the application of Charles Cutting
recommending approval of a modification to a previously approved Use
Permit approval to allow the a three-year extension on the Condition of
Approval requiring the installation of a hip roof on the original residence
(now serving as a secondary living unit) on property located at 1273 Peggy
Avenue in a R-l-10 (Single-Family Residential) Zoning District, as per the
application filed in the Planning Department on November 22, 1993; and,
after presentation by City Staff, proponents and opponents, the hearing was
closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows with respect to File No. M 93-14:
The proposed addition is architecturally compatible with the existing
development.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:
1. The proposed project is consistent with the General Plan.
The proposed project will enhance the development of the immediate

Further, the applicant is notified as part of this application that he is required
to comply with the following Conditions of Approval:
Applicant to install a hip roof on the secondary living unit with roofing
materials to match new two-story single family residence roofing
material. Applicant to provide surety to ensure compliance with this
Condition and to complete the new roof within three (3) years on or
before January 25, 1997.
Further, the applicant is notified as part of this application that he is required
to comply with all applicable Codes and Ordinances of the City of Campbell
and the State of California that pertain to this development and are not
herein specified.
