PC Res 2896RESOLUTION NO. 2896 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL, CALIFORNIA, RECOMMENDING APPROVAL OF A GENERAL PLAN AMENDMENT TO CHANGE THE LAND USE DESIGNATION FROM PUBLIC/SEMI-PUBLIC TO LOW-DENSITY RESIDENTIAL (LESS THAN 4.5 UNITS PER GROSS ACRE), ON A PORTION OF THE PROPERTY LOCATED AT 1510 HACIENDA AVENUE (FORMER SAN TOMAS SCHOOL SITE), PER THE ATTACHED EXHIBIT "A", APPLICATION OF THE CAMPBELL UNION SCHOOL DISTRICT, FILE NO. GP 93-01. After notification and public hearing as specified by law on proposed amendment to the Land Use Designation of the General Plan and, after presentation by the Community Development Director, proponents and opponents, the hearing was dosed. No substantial evidence has been presented that shows that the project could have a significant adverse impact on the environment. After due consideration of all evidence presented, the Planning Commission does find as follows, with respect to File No. GP 93-01: The Low-Density Residential land use designation and density proposed for 1510 Hacienda Avenue is compatible with surrounding and planned uses. The proposed General Plan Amendment will retain 4.1 acres of Public/Semi-Public designated land for open space purposes. The proposed General Plan Amendment will provide the opportunity for park facilities consistent with the Open Space Element of the General Plan, and the City's need for park land. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed General Plan Amendment will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the persons residing or working in the neighborhood, or be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the City. Resolution No. 2896 Adopted January 25, 1994 Page -2- The Planning Commission does hereby adopt a Resolution recommending that the City Council adopt the attached Ordinance making effective the proposed amendment.
