BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING APPROVING A
ZONE CHANGE FROM P-F (PUBLIC FACILITY) TO R-l-9 (SINGLE-
FAMILY RESIDENTIAL) ON A PORTION OF THE PROPERTY
LOCATED AT 1510 HACIENDA AVENUE, PER THE ATTACHED
EXHIBIT "A". FILE NO. ZC 93-04
After notification and public hearing as specified by law on the application
for approval of a Zone Change from P-F (Public Facility) to R-l-9 (Single-
Family Residential) on a portion of the property located at 1510 Hacienda
Avenue as per the application filed in the Community Development
Department; and, after presentation by the City Staff, proponents and
opponents, the hearing was dosed.
After due consideration of all evidence presented, the Planning Commission
finds as follows with regard to Application No. ZC 93-04:
No substantial evidence has been presented which shows that the
proposed zone change would have a significant adverse impact on the
environment.
The proposed zone change from P-F to R-l-9 is consistent with the
surrounding residential land uses shown on the Land Use Element of
the General Plan.

The proposed zone change is consistent with the proposed General Plan
Amendment of Low-Density Residential, less than 4.5 units per gross
acre.

Pursuant to the San Tomas Area Neighborhood Plan Guidelines, the
proposed zoning designation of R-l-9 is equal to the designation to the
north and east of the project site (R-l-9), and not significantly different
than the designation to the west of the site(R-l-10).
The proposed zone change will establish lot standards that are similar in
size and dimension to existing single-family residential lots contiguous
to the project area, and will allow development consistent with the
surrounding neighborhood.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:

The proposed zone change will not be detrimental to the health, safety,
peace, morals, comfort or general welfare of the persons residing or
working in the neighborhood, or be detrimental or injurious to property
and improvements in the neighborhood or to the general welfare of the
City.
The Planning Commission does hereby adopt a Resolution recommending
that the City Council adopt the attached Ordinance making effective the
proposed zone change.
