PC Res 2901RESOLUTION NO. 2901 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBEL, RECOMMENDING THE DESIGNATION OF LOW-DENSITY RESIDENTIAL (LESS THAN 6 UNITS PER GROSS ACRE), FOR PROPERTIES LOCATED AT 1410 AND 1426 SHARP AVENUE PER THE ATTACHED EXHIBIT "B', FILE NO. GP 94-01. After notification and public hearing as specified by law on proposed amendments to the Land Use Element of the General Plan to Low-Density Residential (less than 6 units per gross acre), for properties located at 1410 and 1426 Sharp Avenue and, after presentation by the Planning Staff, proponents and opponents, the hearing was closed. The proposed project is a Class 19 Categorical Exemption from the CEQA Guidelines. After due consideration of all evidence presented, the Planning Commission does find as follows, with respect to File No. GP 94-01: The subject parcels are developed with single-family homes at less than six units per gross acre. Parcels in Campbell to the north, south, and west that adjoin the subject sites are developed as single-family homes and have General Plan designations of Low-Density Residential (less than 6 units per gross acre). o The proposed General Plan designation is subject to the City Council approving the annexation and adjustments to the sphere of influence, urban service area boundary, and the landscape and lighting assessment district boundary. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed General Plan designation of Low-Density Residential (less than 6 units per gross acre) is compatible with the surrounding zoning and land uses. The proposed General Plan Amendment will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the persons residing or working in the neighborhood, or be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the City. Resolution No. 2901 Adopted February 22, 1994 Page 2 The proposed General Plan designation is a logical continuation of the established land use pattern adjacent to the subject properties. The Planning Commission does hereby adopt a Resolution recommending that the City Council adopt the attached Ordinance making effective the proposed amendment.
